After reading my post here feel free to rate Mr Hart, an Arlington realtor, at this link…http://www.movoto.com/agents/david-hart-11/ but be careful to only grade him where you have real experience with his dealings as I only know that he knows squat about market values of homes near gas wells and bumper stations.
David Hart works here…
He is so passionate about gas drilling issues, he co-chairs the blog “SWAPO-CW = Southwest Arlington Property Owners – Community Watch” that has a not so lovely drawing of a gas drill rig….notice how there are no houses in that pic?
Below is the review I gave him by cutting and pasting his own words…
and then I provided my feedback of my own in his review in (boldfaced parenthesis).
Here is how the review looks minus the pictures and the links. Darn I wished I could have at least posted the pictures…..
“Gas Lease News:
Overcoming Faith Church has now changed their name to Faith Christian Center on Highway 287 by Eden Road (so that the name of the gaswell by the church/school doesn’t match anymore?)… and what was once Edge Drilling is now Beacon Drilling, (Eagle Ridge has had some really bad press lately in Mansfield and in Denton) concerning the pad site at Eden Road and Highway 287, or the operator of record (they tend to change their name or get sold to more obscure entities=more risky=more $$corner cutting=less safe-but hey he doesn’t live close to a padsite like the rest of Arlington residents mostly do).
A rig has been actively drilling up to 6 more new wells producing more natural gas. (So please drive by and watch but be sure to be upwind or bring your gasmask)
Several people have asked about Addax Minerals – please be advised this company BUYS your mineral rights forever. Chesapeake LEASES your minerals usually for a 2 to 5 year term, but the mineral rights revert back to the owner at the expiration of the lease. Check out the section “Sell your minerals? another option” on the BlogSpot. (Really-do you think he really cares that most of the old people greedy for minerals have died waiting for that first check…and do you think he cares to admit the hyperbolic decline curve that horizontal drilling has is a death sentence to royalty checks? He forgot to mention that the motherload is gone in the first year and that Chesapeake may just swindle you too…he forgot to say that they all drilled the sweet spots first….they drilled to maintain the leases…he should be advising folks to invest in lift compressor mfg companies cause the wells peter out so fast…he doesn’t know how the Barnett Shale is the old shale play)
Arlington Tomorrow Foundation – Created to explore ways to preserve in May 2007 from the unexpected financial (TOXIC) windfall associated with gas drilling activities (IN OTHER PEOPLE’S BACKYARDS)
undertaken on city owned property (drilled first to pacify our City Council) for the benefit of Arlington’s future generations (of cancer clusters). The foundation awards grants to 501c3 organizations that serve Arlington TX. Read the details on their web site listed at the bottom right hand side of the Blogspot. (Benzene & I visited an ATF meeting-go to my blog here to see the video we made https://barnettshalehell.wordpress.com/2012/09/20/video-arlington-tomorrow-funds-applicants-meet-benzene-and-his-blood-money/) We really appreciate when neighbors forward any gas well news to me at dHartHomes@gmail.com (I collect gas drilling stories too see my blog BarnettShaleHell.wordpress.com).
Note to all, the City is requiring the gas companies to have a neighborhood meeting prior to any SUP requests before the Planning and Zoning Commission Meetings. The neighborhood meetings are usually held in a church somewhere close to the pad site requesting a new SUP. (dRIP Concilman Patrick said they’re aren’t anymore spaces left in Arlington, so Special Use Permits are mostly a thing of the past). The neighborhood invitees usually only include those who live close (really close like within 600 feet) to the pad sites and address issues of concern to those closest to the pad sites, i.e. noise, traffic, safety concerns (U forgot HEALTH and poor air quality, unsightly nusiance, and property devaluation concerns). If you receive a notice of a neighborhood meeting, please forward to me so we can publish in SWAPO-CW and get more people to attend these meetings (so that those concerned will be outnumbered?…really makes me wonder if this realtor is getting any kickbacks from the oil & gas associations). http://dharthomes.blogspot.com/
Price of natural gas is still low at $4.72 per MMBTU Note: the price of natural gas needs to be $5.00 to $8.00 plus for gas companies to show a profit.
SWAPO-CW = Southwest Arlington Property Owners – Community Watch will expand its newsletter to more than just gas well news, although that will always be the primary purpose. (Please stick to your job of selling homes near gas wells…you have your work cut out for you there.)”
The above pic is an example of one of many Arlington neighborhoods affected by urban drilling. To the right of Hwy 360 is the pad site with well heads and storage tanks that vent 24/7. The red balloon shows the home of the person I interviewed today. Behind the home is a land application that is suspect for toxic drillng mud. Here is a closer picture of the bumper station….
I interviewed this home owner who told me this pipeline thing is ONE FOOT from the property line and went in ONE YEAR after the new home was moved into….
I was told that they promised to build a brick fence which never happened, and that DFW Midstream doesn’t return calls. I was also told about the big unsightly danger sign too….I encouraged the property owner to protest the TAD property values cause they are not in line with market values.………………who wants to live next to all of that?…or this? Some of these gatherings lines, bumper stations, compressor stations, lift compressers etc. are NOT odorized verses an Atmos metering station and their pipelines that ARE odorized. Either way they are too close to homes!
Some brave (if just but 4 a little while) blogger that lives in this area has some good pictures here before they stopped and gave up….I’ll never give up!
This SWAPO Arlington realtor seems quite proud to be pushing the Urban Drilling needle deeper and deeper into his arm with each blog post. David Hart apparantly doesn’t have one.
