I typed in Collins street to find the drill site by my home which is by the Cowboy’s Stadium here in Arlington TX.
Below is the corresponding Tarrant (county) Appraisal District 2014 tax valuation for that property which averages to be $7.90 sq ft for 310 N Collins & 312 N Collins (6.656 acres) for the Chesapeake drill site at the corner of Collins and Division near the Cowboys Stadium in Arlington TX. I have asked our city real estate guy for the offsetting minerals valuation to get the net effect cause this value seems really low for prime real estate near the stadiums. The nearby carwash at 316 N Collins goes for $24 sq ft…ooops.
The highest and best use for that diminished property…(aka potential Brownfield) ….drum roll….is a gas well site.
We have about 60 padsites in Arlington…and those will only get more riskier with age, and who really would wanna invest, go to church, school, work, or live near them?
